Field Inspection: Residential
Residential Inspectors are combination inspectors with geographical assigned areas. Residential Inspectors inspect electrical, plumbing, mechanical and structural from footings to final after permit is issued.
Residential inspections include, but are not limited to the following:
- Single Family dwellings
- Duplexes
- Row Housing (not apartments – which are inspected by a commercial inspector for each Specialized Trade of: electrical inspector, plumbing/mechanical inspector and structural inspector).
- Moved residential buildings
- Detached Garages, barns sheds
- Fire repairs
- Mechanical change outs
- Water heaters
- Septic by-pass for Sewer (Sewer connection at street is inspected by Sacramento Area Sewer District (916) 866-6100
- Electrical Service Change/Repair
- Agricultural pumps (3-phase requires a commercial electrical inspector)
- Code Compliance (dwelling for sell and work done before August 1988 and no record of inspection exists)
- Swimming Pools
- Reroof
- Decks
- Patio Covers
- Manufactured Home (not located in a state regulated mobile home park)
NOTICES:
Your permit is only good for 6 months/180 days without an inspection and for a maximum of two years. 100 percent Fees will be charged if over 6 months expired and 50 percent if less than 6 months expired and that is if the permit can be reactivated. Must provide a letter from owner/builder to reactivate or extend permit. This letter of appeal will remain in the file and determine if reactivation or extension has merit.
Permit with past history of violation may acquire an hourly fee for time spent on violation case such as updating files, field time spent, any time pertaining to violation case is included in fees due.
