Commercial Plan Review approves plans for building construction to assure the compliance and safety of the buildings constructed from these plans. These plans are reviewed based on the 2007 California Building Codes and applicable ordinances. These codes include the 2007 California Building, Electrical, Plumbing, Mechanical and 2005 Energy Codes. Commercial Plan Review consists of:
- Fire/Life/Safety
- Structural
- Electrical
- Plumbing/Mechanical reviewers
Plans and applications are submitted to one of our four Intake Counters. Plans are then forwarded to Plan Review where the Fire/Life/Safety reviewer starts the review. The Fire/Life/Safety reviewer is typically the Project Coordinator. The Structural, Electrical, and Plumbing/Mechanical reviewers then complete their reviews and the plans go back to the Project Coordinator. The Project Coordinator will contact the applicant.
Plans will either be approved for issuance, or there will be "comments" that will need to be addressed. The Project Coordinator will inform the applicant of any other "conditions", such as other department sign-offs that will need to be addressed prior to issuance. Once the plans are approved, the applicant can issue the permit at one of our Intake Counters and then start construction.
