About Infill Development 

 

Developing infill sites can be challenging for a variety of reasons including the lack of infrastructure and irregularly shaped lots. The County has created a special program to assist communities, property owners and developers with these challenges to achieve quality infill projects. 

The County Infill Program focuses on key commercial, residential and mixed-use projects within the County’s aging commercial

The County is Creating Incentives for Infill:

  • County-initiated infrastructure studies in three Pilot Corridor areas (provides better information upfront, saving time and money)
  • Corridor Plans, with an environmental document, that will change land uses making properties more “development ready”
  • County-led infrastructure projects to get key-areas more “shovel ready” such as Freedom Park Drive at Watt Avenue
  • Treatment Capacity Bank (Sewer Fee Credits) – economic dev. Link
  • Developer Assistance Programs  -  Sacramento Housing and Redevelopment Agency

SHRA (Sacramento Housing and Redevelopment Agency) has created a team to administer the Neighborhood Stabilization Program (NSP) on behalf of the City and County of Sacramento. The NSP will help return housing left vacant and abandoned from foreclosure back into occupancy in targeted areas.

A series of workshops has been scheduled in March to provide information about the NSP Vacant Properties Program. A link to the workshop flyer is also on the website or you can download a copy to have available for inquiries.

Principles of County Infill Program:

  1. Create Policies, Development Codes and Zoning Codes that support Infill, with the commitment from all to implement them
  2. Provide incentives for developing Infill projects
  3. Engage and provide for neighborhood and community involvement
  4. Facilitate quality infill projects through the entire development process that recognizes the difficulty and challenges of infill
  5. Reduce and remove barriers to Infill
